Listed below are some general mistakes people may make before they engage a builder.
Going with the cheapest price?
You always get what you pay for, be aware of low prices that seem too good to be true, chances are you will be left short. Builders quotes that are not complete or detailed in what is included & just as important what is not included. Engaging an architect or drafts person to design the extension?
Most designers are not up to date with current prices of materials and labour costs as they are constantly changing. Unfortunately, this leads to a design that may be beyond the home owners budget and reach when prices are received, not to mention the time and money that has been wasted. Extension Impressions provides a professional in-house design service. We listen to your ideas, wants and needs, guide you through, and advise you on your design and price options.
Not getting any references from the builder?
Your builder should be more than happy to provide you with references of previous clients. Extension Impressions is always happy to provide references, we even have clients that have extended their home and used our services a second time.
Asking the right questions?
Don’t be afraid to ask questions If you are unclear about any part of your project, written quote, contract or scope of works and specifications. Extension Impressions will clarify and answer any questions you may have about any part of the process.
5. Preliminary works Agreement: (stage 1)
Going into a building contract before the final cost has been established?
This is potentially risky and a critical mistake at the best of times. That is why Extension Impressions uses a preliminary works agreement to gather the correct information before a final building contract is signed. (we call this stage 1) Our preliminary works agreement allows you to have the option of not proceeding with the works if unforeseen things arise such as poor soil conditions or any trees that may become an issue.
6. Building Contract: (stage 2)
Using a builder that uses his own contract?
Don’t go with any builder who does not use an approved building contract. Extension Impressions will provide you with an approved HIA Victorian Alterations, additions and renovations contract that clearly states the final price, time for completion and if we go over time an agreed amount for late completion of your project. (we call this stage 2)
7. Contract Deposit:
Paying too much up front before building commences?
It is an offence under the domestic building contracts Act 1955 to request more than 5% of the contract price if the job is over $20,000 and 10% if the job is less than $20,000. Our contracts never request more than the allowed 5% of the contract price.
8. Scope of works & project specifications:
Not using a detailed scope of works or project specification outlining all the work to be done? Our scope of works and project specifications is clear, concise and easy to follow in what we are providing and building for you with all our inclusions, and the type of materials to be used on your extension or renovation.
9. Credential history:
Not taking the time to check the credentials and history of the builder?
Always check how long he has been established, his insurance cover (public liability and contractors risk) and his track record with Victorian Building authority and the housing industry association can be the number one critical mistake made. 10. Selecting the Builder:
Selecting the largest company?
This may not always be the best way to go and most of the time you won’t be able to talk to the person in charge.
